Doctor Sheldon Cooper had the money to live there himself, but having a roommate would offset his financial situation in a positive manner. There are multiple episodes of the series which provide evidence that Sheldon had ample financial reserves. He was very frugal and strategic in his expenditures and he hid extra sums of money in various novelty items like his Prank Snake In A Can and a Green Lantern Piggy Bank [Source: Season 2 Episode 14 The Financial Permeability (and others)]. It's not that Sheldon "didn't have enough money" he rationally determined that a roommate would be a financial betterment. There was already a second bedroom in his domicile.
